Zoning Assessment Reports (ZARS)
ZARs include a review of a client provided ALTA Survey, client provided documentation and municipal records to identify the zoning classification and allowable uses as well as lot size, density, setback and parking requirements and building height and density restrictions.  The report includes zone confirmation, planning approvals, violations, certificate of occupancy and future property condemnations.

Zoning Summary Reports (ZSRS)
ZSRs include a review on any provided ALTA Surveys, Certificates of Occupancy and Property Condition Assessments to determine Property Use Conformance.

Pre-Application Processing Services (P.A.P.S)
The purpose of this service is to assist property owners with obtaining all the necessary information and documentation needed to begin their new construction project. We provide this service to offer a full planning outline to help you understand how the development policies will apply to the proposed development. Depending on the municipality, each project consists of different requirements for new developments.

The P.A.P.S Report is delivered in two different phases.

First Phase – Land use, zoning and building conformation for allowance of new proposal; detailed outline of all necessary information and documentation needed to start the pre-application.

Second Phase – Pre-application submittal includes meeting arrangements for client-hired contractors and engineers. Information and documentation provided at meetings are detailed within the Phase 2 report for final deliverable.

Rosetta Taylor has over 12 years of experience in the zoning real estate industry.  She has researched, written or reviewed hundreds of zoning reports for a wide range of CMBS, Fannie Mae, Freddie Mac, life company and other lenders.  She is currently responsible for the Zoning team operations, product management and client relationships for BBG’s national real estate Zoning Analysis platform.

BBG offers comprehensive zoning services including site zoning analysis, legal conformity and compliance review.  Related products include zoning letters, reports, real estate services and more.  Ms. Taylor manages services nationwide through focusing on product quality, client relationships and providing the best customer service and product base in the zoning industry.  She provides extensive zoning experience which enables her to provide clients with a precise and professional understanding of the zoning product.
