Energy Audits

BBG performs energy audits, or energy assessments, for commercial businesses across the country. An energy audit is a hands-on assessment of a building’s energy usage, its energy using equipment, systems and conditions which may impact its energy consumption. The purpose of the energy audit is to provide sufficient information to allow property owners and operators to make informed decisions regarding budgeting for capital improvements and implementing energy efficiency measures, green branding and achieving sustainability goals.

BBG’s energy audits follow American Society for Heating, Refrigerating and Air-conditioning Engineers (ASHRE) standards. Energy audits vary in depth depending on the breadth and configuration of the building’s energy systems and the objectives of the client. Levels of assessment include:

  • ASHRAE Level I Energy Audit – Walk-through Assessment: This is the basic starting point for an assessment of a building’s energy cost and efficiency by analyzing energy bills, conducting interviews and completing a survey of the building.
  • ASHRAE Level II Energy Audit – Energy Survey and Analysis: This audit consists of a more detailed building survey and energy analysis of a building in order to define a number of potential Energy Conservation Measures (ECMs). This includes the building envelope, lighting, heating, ventilation and air conditioning (HVAC) systems, hot water production, plug loads, and compressed air and process uses. 
  • Energy Benchmarking: The Energy Star building certification is recognition by the Unites States Environmental Protection Agency (EPA) for buildings that are in the top 25% for energy efficiency nationally. BBG can assist its clients in obtaining Energy Star recognition by comparing a building’s annual per square-foot energy consumption to that of similar buildings. Building benchmarking is performed as part of every energy audit. Benchmarking can also be done for an entire property portfolio prior to energy auditing to determine buildings with the greatest opportunity for energy efficiency improvements.
  • Sustainability Certification and Reporting: Leadership in Energy and Environmental Design (LEED) is a building performance measurement system from the Green Building Certification Institute (GBCI) that provides building owners and operators a framework for identifying and implementing practical and measurable green building design, construction and operations solutions. BBG’s Professional Engineers and LEED Accredited Professionals (BD+C and O&M) can perform GAP analysis to determine if facilities might qualify for LEED certification.
  • Global Real Estate Sustainability Benchmark (GRESB): This industry-driven organization is committed to assessing the sustainability of real estate portfolios around the globe. GRESB is used by institutional investors to evaluate and engage their real estate investments with the aim to improve the sustainability of their investment portfolio. BBG can provide GRESB-compliant building evaluations.

Energy Advisory Services

BBG’s experienced team of energy consultants can assist your firm in developing a comprehensive and strategic plan to reduce the energy consumption of a real estate property or portfolio.

  • Utility Bill Management: Often utility bills are paid without much concern or scrutiny. Billing errors and excessive consumption can go undetected in organizations, placing additional burden on utility expenses. Centralized collection, organization and management of utility bills is one of the first steps in understanding how your business uses and pays for energy. This data collection creates the opportunity for reporting and benchmarking against industry benchmarks like Energy Star Portfolio Manager. Our experienced staff can scrutinize your utility billing and help uncover errors and anomalies on previous, current and future billings and help you take control.
  • Energy Procurement: Whether regulated or deregulated, identifying the proper structure or tariff can be a difficult, confusing and costly proposition. BBG Energy Consulting Services will determine your firm’s energy requirements and help structure a procurement strategy and supplier that best matches your company’s needs. This could be a fixed price, heat rate index, NYMEX index, real time or combination of these alternatives. Our industry knowledge then would help identify the best supplier to meet your needs.
  • Financial Resources: We can assist in identifying various local and federal energy incentive programs. Our areas of expertise include financing alternatives, tax incentives, and lender qualification requirements.

Eric Correia

Executive Managing Director

Eric Correia is an Executive Managing Director at BBG with over 20 years in the real estate due diligence industry.  Eric’s career has spanned all facets of due diligence services, including performing and reviewing thousands of environmental and engineering site assessments.  His attention to detail and commitment to the successful completion of each project resulted in holding positions as Quality Control Manager, Technical Director and most recently Senior Managing Director, Client Services.   Eric played an instrumental role in the development of the client manager (CM) model when he joined BBG and was responsible for overseeing all CM teams which included load balancing and providing hands-on training. 

In Eric’s role as EMD, Core Services, he is responsible for workflow and efficiency modeling, formulating and communicating policies, ensuring goals are met, and planning the use of internal resources to optimize efficiencies, output and profits associated with BBG’s core service lines. He works closely with the environmental assessment, property condition assessment, and seismic assessment division leads to manage strategic hiring initiatives, training programs, and template improvements.
