Our services in this area improve efficiency, tenant satisfaction and reduce energy costs and environmental impact. Energy-efficient and sustainable assets also deliver a higher rate of return for investors. Energy consulting services include:

Energy Audits
BBG performs energy audits, or energy assessments, for commercial businesses across the country. An energy audit is a hands-on assessment of a building’s energy usage, its energy using equipment, systems and conditions which may impact its energy consumption. The purpose of the energy audit is to provide sufficient information to allow property owners and operators to make informed decisions regarding budgeting for capital improvements and implementing energy efficiency measures, green branding and achieving sustainability goals.

BBG’s energy audits follow American Society for Heating, Refrigerating and Air Conditioning Engineers (ASHRE) standards. Energy audits vary in depth depending on the breadth and configuration of the building’s energy systems and the objectives of the client. Levels of assessment include:

  • ASHRAE Level I Energy Audit
  • ASHRAE Level II Energy Audit

Energy Benchmarking
The Energy Star building certification is recognition by the Unites States Environmental Protection Agency (EPA) for buildings that are in the top 25% for energy efficiency nationally. BBG can assist its clients in obtaining Energy Star recognition by comparing a building’s annual per square-foot energy consumption to that of similar buildings. Building benchmarking is performed as part of every energy audit. Benchmarking can also be done for an entire property portfolio prior to energy auditing to determine buildings with the greatest opportunity for energy efficiency improvements.

Sustainability Certification and Reporting
Leadership in Energy and Environmental Design (LEED) is a building performance measurement system from the Green Building Certification Institute (GBCI) that provides building owners and operators a framework for identifying and implementing practical and measurable green building design, construction and operations solutions. BBG’s Professional Engineers and LEED Accredited Professionals (BD+C and O&M) can perform GAP analysis to determine if facilities might qualify for LEED certification.

Global Real Estate Sustainability Benchmark (GRESB)
This industry-driven organization is committed to assessing the sustainability of real estate portfolios around the globe. GRESB is used by institutional investors to evaluate and engage their real estate investments with the aim to improve the sustainability of their investment portfolio. BBG can provide GRESB-compliant building evaluations.

Dennis Cruse oversees BBG Assessment’s Green Services Group, which provides real estate owners and operators strategic energy management and sustainability services.  Mr. Cruse brings over 25 years of experience in facility, asset and energy management.  He most recently served as Energy Manager and Principal at Commercial Property & Energy Services, LLC, where he focused on conducting energy auditing and benchmarking of multifamily properties to develop comprehensive energy strategies that create value for his clients.  Services include the development and implementation of procurement plans, efficiency upgrades and sustainability projects.  Mr. Cruse’s background and credentials meet the qualifications of the Freddie Mac Green Assessment program.

Mr. Cruse spent over 15 years at Crescent Real Estate and Cousins Properties as Energy Manager where he was responsible for all aspects of portfolio energy management for up to a 30 MM SF portfolio.  He was responsible for all energy procurement, including RFPs in excess of 8 million MWhs of retail energy contracts, retail purchase of over 4 BCF of natural gas and management of regulatory energy tariffs for over 250,000MWH annually.  He personally accomplished LEED-EB: O&M certification of 10 buildings and oversaw the certification of 14 additional buildings.  He re-registered the 24 projects to lock in LEED rating system for re-certification.  Mr. Cruse implemented real time metering and sub-metering audit initiatives, reducing shrinkage via errors and oversights by 30%.  He developed, authored and directed RFP specifications for energy reporting services including benchmarking, audits, bill pay, ENERGY STAR and GRESB data input.  Additionally, Mr. Cruse served on the Due Diligence, Risk Management and Training, Emergency Response Teams and was Business Owner of Crescent’s portfolio Sustainability Initiatives, Energy Procurement and Management and Enterprise Work Order and Preventive Maintenance System. 

In his many roles in facility and asset management, and in his roll with BBG Assessment, Mr. Cruse has lengthy experience in requesting, reviewing and performing Property Condition Assessments for both equity and debt evaluations.
