Property Condition & Physical Needs Consulting

BBG executes thorough and cost-effective analyses of property conditions under strict guidelines and tight time constraints for all uses. Our multi-disciplinary team is highly experienced in all manner of property assessments, including structural investigations, system evaluations, sustainability, seismic risk assessments and structural rehabilitation.

Property Condition Assessments (PCAs)
PCAs provide a baseline assessment of buildings and site improvements based on walk-through observations; interviews with property ownership and property management, maintenance personnel and vendors; and a review of available construction documents, records of historical and pending repairs, and municipal files. A detailed PCA report is prepared describing building systems and components. Within the PCA report, BBG discusses areas of deferred maintenance and physical deficiencies. Cost estimates are provided to address identified areas of concern and for anticipated on-going capital expenditures. BBG performs PCAs to the current ASTM E2018 Standard.

Seismic Risk Assessments (SRAs)
SRAs are used by lenders for evaluation and classification of the financial risks from earthquake damage to real estate improvements for use in financial transactions. SRAs are conducted in accordance with the latest versions of ASTM E2026 and E2557.

Third-Party Desktop Reviews
Desktop Reviews are reviews of reports prepared by others for scope compliance, quality of reporting and presentation of findings, and for appropriate conclusions and recommendations. Desktop reviews are of PCAs, SRAs or other reports and are conducted to provide the client with confirmation that the scope of work has been performed, the report is complete, and the conclusions and recommendations are appropriate and in compliance with industry standards and client protocol. Third-party desktop reviews are typically presented in a brief summary letter format.

Joseph Bonifacio, AIA, LEED AP

Senior Managing Director - Building Services

Joseph is currently a Senior Managing Director for BBG working out of the New York office. He oversees BBG’s Property Condition Assessment Group which provides inspection and assessment services for banks, agency lenders, investment banks, life companies, and property owners. Services include facilities planning, property condition assessments, budget reviews, specialty inspections, and peer reviews of exiting due diligence reports.

He has more than 26 years of professional practice as an Architect involved in all phases of design, construction, and building assessments. This includes facilities planning, building evaluations and inspections, cost estimating, and construction oversight and administration.

 He has over 12 years of experience dedicated to the real estate due diligence industry performing in a variety of capacities, ranging from overseeing BBG’s PCA team, to managing individual client programs, to performing quality control reviews of reports, to serving as a technical resource. He has also self- performed hundreds of property condition assessments and building inspections. He currently manages and oversees BBG’s quality control review staff and the field assessment staff nationwide.

The properties he has evaluated have included multifamily, retail, office, warehouse, and self-storage, industrial, and hospitality facilities. He is experienced in assessing site improvements, building structures and envelopes, mechanical, electrical, and plumbing systems, and fire/life safety systems for evidence of deferred maintenance or problematic or deleterious materials.

He also is involved in developing and advancing the overall team and implementing strategic initiatives to further insure successful client outcomes.
