Richard is a Senior Advisor for Assessment at BBG. He has over 25 years of experience in environmental site assessment and property condition assessment for the commercial for the real estate industry. During this period, He has inspected or reviewed assessments of thousands of properties throughout the country. The inspections have covered industrial, commercial, multifamily residential and undeveloped properties. His clientele has included investment banking firms, national and regional banks, agency lenders, insurance companies, developers and law firms.
Richard has a strong understanding of the applicable ASTM standards, Freddie Mac Seller/Servicer Guide, Fannie Mae Delegated Underwriting Service guidelines, and other client specific scopes of work. Richardspent four years getting hands-on experience with environmentally tainted properties, first as a contractor to the United States Environmental Protection Agency (EPA), investigating hazardous waste sites for possible inclusion on the Superfund National Priorities List (NPL), and later as an EPA employee overseeing the investigation and remediation of NPL sites. Additionally, he is well versed in the risks posed by asbestos-containing materials, lead-based paint, radon, and vapor encroachment. Richard has significant experience in evaluating the condition of commercial properties, including identifying areas of physical deficiencies or deferred maintenance and estimating on-going capital expenditure requirements. Additionally, he is knowledgeable in accessibility issues relating to the Americans with Disabilities Act and the Fair Housing Act.
