Mr. Smith has more than 25 years of consulting experience dedicated to the real estate due diligence industry. He has performed in a variety of capacities, ranging from Environmental Site Assessment (ESA) and Property Condition Assessment (PCA) reviews and assessments nationwide, as well as many resort properties on the Yucatán peninsula in Mexico.
He currently holds the position of National Client Manager (NCM), which entails managing individual client programs and serving as a technical relationship manager. In this role he is assigned to handle and address specific client’s needs, report review for ESA projects, mentoring of junior staff, project staffing, and work with sales staff to meet client needs. He has actively held this NCM and ESA review position for more than six years. He has previously reviewed and conducted ESAs and PCAs for a wide range of local and national clients. In addition, he has previously conducted new employee training and current employee cross-training relating to ESA, PCA, and PCNA protocol. Mr. Smith has prepared Property Condition Needs Assessments (PCNA) and HUD Map ESA according to HUD 221, HUD LEAN, HUD 223, and HUD 232 program standards. He is familiar with HUD HEROS; however, has not directly engaged with the HEROS online network since early 2020. The properties he has evaluated have included multifamily residential, mobile home communities, skilled nursing / assisted living centers, retail, office, industrial, hospitality, marinas, and recreational (golf course / ski resort).
